The kitchen island is the social center of the modern home. It's where homework gets done, breakfast gets eaten, wine gets poured during prep, and conversations happen while dinner cooks. The right island multiplies the usefulness of the entire kitchen; the wrong one creates traffic jams and feels like an afterthought. We build islands as standalone furniture pieces - engineered, scribed to your floor, integrated to plumbing and electrical when wanted.
National Kitchen and Bath Association (NKBA) clearance guidelines call for 42 inches on the work side of an island and 36 inches on non-work sides. Less than that and the kitchen feels cramped; meaningfully more than that and the island stops being functional during cooking. Most Wichita kitchens we work in have 8×14 to 14×18 ft of floor space, which fits an island in the 4–9 ft size range comfortably.
Island Configurations We Build
- Prep + storage island - counter, drawer banks, no plumbing or electrical at the island. Simplest and least expensive. Typical: $5,500–$10,000.
- Seating island - counter overhang on one side for stools, often with a step-down to a 36" eating-height surface. $6,500–$13,000.
- Working island with prep sink - small undermount prep sink, dishwasher in some configurations. $9,000–$18,000.
- Cooking island with induction or gas top - induction is preferred (no gas line, no down-draft venting through floor). Range hood typically ceiling-mounted. $12,000–$22,000.
- Full-utility island - sink, cooktop, dishwasher, microwave drawer, seating, dedicated trash pull-out. $18,000–$25,000+.
Counter Overhang Engineering
Standard counter overhang for non-seating is 1.5 inches. For seating, the overhang grows to 12–18 inches - far past what cabinetry alone can support. We engineer seating overhangs three ways:
- Up to 8" overhang: stone slab thickness alone (3cm quartz) can carry the weight without additional support.
- 8–14" overhang: concealed steel plates (typically 1/4" x 4" wide) bolted to the cabinet structure under the counter. Invisible from below.
- 14"+ overhang: visible corbels, full-width steel L-brackets, or partial leg supports. Engineered to support 250 lb point load.
What's Included
- Custom cabinet construction - built to your dimensions, finished on all four sides
- Counter material & install - quartz, granite, or specified material with engineered overhang
- Plumbing rough-in - supply and drain lines run through the floor for sinks/dishwashers, including ice-maker if specified
- Electrical rough-in - outlets, induction circuit, microwave drawer circuit, and accent lighting
- Soft-close drawers and doors - Blum or equivalent throughout
- Pull-out trash and recycling - typically 35 quart twin bin
- End-panel finishing - to match cabinetry on all visible sides
- Toe-kick scribed to floor - fitted on site, not factory-square
- Final caulk and trim
Our Process
- Floor space assessment - we measure available floor area, mark proposed island footprint with painter's tape, and confirm clearance on all sides meets NKBA guidelines.
- Design & rendering - full 3D walk-through showing the island in your kitchen with seating, appliances, and overhangs visualized at scale.
- Plumbing/electrical planning - if utilities are running to the island, we mark the floor, locate joists and existing supply/drain lines, and plan the routing.
- Cabinet build (4–6 weeks) - boxes constructed and finished in our shop.
- Floor utility work (1 day) - for plumbing/electrical islands, lines run through the subfloor and capped at the island location.
- Cabinet install (1 day) - boxes set, leveled, anchored to floor.
- Counter template, fabricate, install (7–10 days) - same process as our wall counters, with engineered support for overhangs.
- Final trim, caulk, hookup - appliances connected, plumbing tested, drawer adjustment.

Local Wichita Context
Wichita's slab-on-grade homes (common in newer subdivisions like Tara Falls, Auburn Hills, and parts of Andover) require a different approach for plumbing-to-island runs than crawlspace homes. Slab homes need either a saw-cut trench through the concrete or an overhead delivery (rare and expensive). Crawlspace homes - most of central Wichita - let us run lines from below in a single afternoon. We always inspect crawlspace conditions before quoting plumbing-to-island work since older Wichita homes occasionally have access limitations or moisture issues that need addressing first.
Why Choose Us
NKBA Clearance Standard
We won't quote an island that doesn't meet NKBA clearance guidelines on the work side. Cramming a 6-ft island into 7 ft of clearance creates a kitchen that fights you every time you cook.
Concealed Overhang Support
Steel plates bolted to cabinet structure under the counter, invisible from any angle. The underside of your overhang is clean - no dated wood corbels.
Render Before Build
Every island is modeled in 3D with seating, appliance placement, and overhang visualized to scale. You catch any layout issue at the rendering stage, before anything is built.
FAQ
How much does a kitchen island cost?
Custom islands typically run $5,500-$25,000 depending on size, counter material, and whether plumbing or electrical is run.
How much clearance do I need around an island?
NKBA guidelines: 42 inches on the work side, 36 inches on non-work sides. Code minimum is typically 36 inches around.
Do I need a structural engineer for an island?
Only if you're cantilevering more than 12 inches of overhang. We engineer overhangs with concealed steel plates rather than corbels.
Can I add an island to my existing kitchen?
Usually yes, if you have at least 8x14 feet of floor space. Plumbing or electrical requires running services through the floor.
