Maize sits on the northwest edge of the Wichita metro and has nearly tripled in population since 2000. Most homes we work in here were built between 1995 and 2015, which means cabinet boxes are usually structurally sound - but the doors, finishes, and counter materials are reaching the age where homeowners want a refresh. The Maize 266 school district consistently ranks among the strongest in the metro, which keeps property values stable and makes kitchen investments hold their value.
Maize Neighborhoods We Work In
- Tara Falls / Auburn Hills - 1990s–2010s tract homes, builder-grade cabinets approaching end of life. Strong refacing and full-remodel market.
- Maize Heights / Indian Hills - established mid-century homes near downtown Maize with smaller original kitchens that benefit from layout opening and island additions.
- 199th St & 21st St area - newer luxury developments where homeowners often go directly to full custom cabinetry and paneled-appliance integration.
- Sienna Ranch / Auburn Lakes - large-lot newer construction, frequently with 2-island kitchen designs and walk-in pantries.
What's Different About Maize Projects
Maize's housing stock skews newer than central Wichita, which changes our approach:
- Foundations are typically slab-on-grade. This affects how we run plumbing or electrical to a new island - saw-cut trench through concrete, then re-pour. Adds $1,500–$3,000 vs. crawlspace homes.
- Electrical panels are usually adequate. 2000s+ Maize builds typically have 200A panels with capacity for kitchen upgrades, so we rarely need a service upgrade for induction or wall ovens.
- Cabinet boxes are usually keepable. If you're in a 1998–2010 Maize home, refacing is often the right answer - boxes are structurally fine, doors are dated.
- Permits dual-jurisdiction. Some Maize addresses pull through City of Maize, others through MABCD. We confirm at quote stage and pull whichever applies.
